Imagine office complex, located at the intersection of Piłsudskiego and Śmigłego-Rydza Avenues in Łódź (al. Piłsudskiego 87), received the prestigious BREEAM Interim Design Stage certificate at the “Excellent” level. The investment completed by Avestus Real Estate was awarded for the implementation of numerous solutions in the field of sustainable construction and exceptional respect for the environment.
The requirements for BREEAM International certification in the New Construction 2016 category had to be met already at the planning stage. When designing the Imagine complex, Avestus Real Estate complied with a number of BRE (British Research Establishment) guidelines. As a result, the company completed a tenant-friendly building, constructed with full respect for the environment.
‘The fact that Imagine obtained a BREEAM certificate at the “Excellent” level with an outstanding result of 77% is a confirmation of the highest standards applied by Avestus Real Estate within the scope of delivery and management of office buildings. The implementation of user-friendly, energy-saving solutions, which significantly affect the tenants’ service costs, was a priority for us already at the design phase of the Imagine complex. We are very pleased that our activities were appreciated with such a good result in the certification process,’ said Mariusz Frąckiewicz, Director Poland at Avestus Real Estate.
BRE appreciated, among others, the location of Imagine and convenient access to public transport. In the vicinity of the complex there are bus and tram stops as well as a bicycle path. Additionally, the location of the investment at the intersection of two major Łódź thoroughfares stands apart for easy access by car from any place in Łódź and from the A1 motorway. Obtaining such a high result in the certification process was also due to efficient and proven building management procedures as well as attention to improving energy efficiency. The complex is also distinguished by the use of eco-friendly building materials or care to minimize environmental pollution; a system of waste sorting was applied during the construction process, hence waste was largely subject to recycling.
The auditors evaluated water consumption management in the building at the highest possible level. The Imagine project includes water-saving sanitary fittings that reduce the building’s need for tap water by more than 50%. Moreover, a system was designed for the complex to allow the technical staff of the buildings to quickly detect any possible leakage of water from the installation. Greenery around buildings will be irrigated in accordance with a plan specifying the required amount of water and the frequency of watering for individual plants.
The independent company Sweco Consulting was responsible for the certification process for the Imagine office complex in Łódź.
About Imagine
As part of the Imagine investment, a modern class A office complex was built, consisting of three buildings. Two of them are six-storey buildings and offer a total of 17,200 sq m of commercial space, 14,800 sq m of office space and 2,400 sq m of retail and service space. The third one houses an overground garage with 356 parking spaces and 49 double bicycle stands.
Among the tenants of Imagine are EY, a global leader in audit services, and Asseco Poland, the largest supplier of modern IT solutions in Central and Eastern Europe. Imagine’s tenants also include New Work Offices, a company which will arrange office space for corporate clients in both buildings of the complex, as well as offices for smaller companies. Bluerank, a dynamically developing Łódź-based technology company, has also decided to lease space at Imagine. The bilingual Kids&Co. kindergarten and nursery, as well as Olimp restaurant have joined Imagine tenants as well. Both companies use Imagine retail and service space, located on the ground floor of Building B. The complex will also house a Żabka shop and the Z Pieca Rodem premises, where you will be able to buy bread baked on the spot or have a cup of coffee.
The Imagine office building was designed by DDJM Biuro Architektoniczne studio. Construction works for the investment began in March 2018. The complex was delivered at the beginning of September 2019.
