Avestus Real Estate appoints Imagine contractors

Avestus Real Estate has chosen the companies responsible for construction of the Imagine project at the intersection of Piłsudskiego and Śmigłego-Rydza avenues in Łódź. The general contractor for the office complex will be Eiffage Polska Budownictwo S.A., while the multi-storey garage will be built by Goldbeck Sp. z o.o. All of the construction works, which will start in the second half of March, will be coordinated by the Avestus Real Estate team.

Eiffage Polska Budownictwo S.A. will handle the full range of construction work for the Imagine A and B buildings, including basement works, erection of buildings, installation works, assembly of the façade, finishing, and development of the site. Construction of the third building of the Imagine complex, the car park, will be coordinated by Goldbeck Sp. z o.o., specializing in comprehensive development of multi-storey car parks.

The Imagine complex will offer 14,800 m2 of office space and 2,400 m2 of retail space. The project will also offer a car park with 356 parking places and 49 double bicycle racks.

Mariusz Frąckiewicz, Director for Poland at Avestus Real Estate, commented: “Starting the realization of Imagine, we have focused on the general contracting system, entrusting work to two specialized companies responsible for the preparation of various elements of the complex. In our business we are always driven by efficiency, so we decided that this solution would be the most appropriate for Imagine and will ensure the success of the project. We are glad that the team of experienced professionals from Eiffage Polska Budownictwo, who we had the opportunity to get to know while working together on the Enterprise Park Kraków office complex, will also be one of our partners on the Imagine construction site. The other partner, Goldbeck, is an undisputed leader in the field of garage construction, with many years of experience and an impressive number of successful projects across Europe, which proves the correctness of our choice. We expect the construction work to last about 16 months and hope to be ready to welcome the first tenants in the second half of 2019.”

The modern Class-A office complex will consist of three buildings. Two of them (six-floor buildings) will offer a total of 17,200 m2 of commercial space. The third building, the farthest from al. Piłsudskiego, is a car park. A big advantage of the project is that it is located in the Łódź Special Economic Zone, which translates into hands-on, attractive incentives for investors.

Marek Kowalik, Director of the Southern Region at Eiffage Polska Budownictwo, said: “Our company is an expert in building construction. We have extensive experience implementing office, retail and industrial facilities. Cooperation in the next project developed by Avestus Real Estate is a significant distinction for us.”

The Imagine project will offer state-of-the-art technological solutions, including a building management system for monitoring and control installations inside the buildings, and a full heating, ventilation and air-conditioning system. The office complex will be completed in line with the requirements for a BREEAM Excellent certificate. The architectural design of Imagine is by DDJM Biuro Architektoniczne. The exclusive leasing agent is Colliers International.

Construction works are to begin in March, and the completion date for the project is scheduled between Q2 and Q3 2019.
