The Imagine office complex, which is being constructed at the junction of Al. Piłsudskiego and Al. Śmigłego-Rydza in Łódź, is entering a decisive phase. At the beginning of September this year, after only sixteen months from the start of construction, the first tenants will move into Imagine office buildings.
Imagine is a state-of-the-art Class A office complex, consisting of three buildings. Two of them (six-storey facilities) will offer a total of 17,200 sqm. of commercial space: 14,800 sqm. of office space and 2,400 sqm. of retail and service space. The third one will house an overground garage offering 356 parking spaces and 49 double bicycle racks.
The general contractor of the investment, Eiffage Polska Budownictwo S.A., is carrying out subsequent stages of construction works within the complex with Avestus Real Estate as the investor. In recent weeks, the assembly of the glass façade has been completed in both office buildings, excluding the ground floor, where the final elements are still being added to the façade. A complete external road system has also been constructed, and the buildings have been connected to the primary power supply and the entire infrastructure (telecommunications, sewage, heat distribution substation).
At the same time, intensive installation, finishing and fit-out works are underway on the office, retail and service floors of Imagine; an internal road system is also being prepared within the complex.
Mariusz Frąckiewicz, Director Poland at Avestus Real Estate, said: “When commencing the construction of Imagine we, together with our partners, adopted an extremely demanding schedule, providing for the completion of the entire complex in just a dozen or so months. I am very pleased that we will achieve this objective and the first tenants will move into Imagine at the beginning of September this year. The pace of the construction works and excellent cooperation with the general contractor can serve as a model for the implementation of modern office investments. What is extremely important, while maintaining the fast pace of work, we did not compromise on the high quality of our project, which is appreciated by companies that are leaders in their industries.”
Imagine’s tenants include Asseco Poland, the largest provider of modern IT solutions in Central and Eastern Europe, and New Work Offices, a company which will arrange office space in both buildings of the complex for corporate clients and serviced offices for small companies. Bluerank, a dynamically developing Łódź-based technology company, has also decided to lease space at Imagine. The bilingual Kids&Co. kindergarten and nursery, as well as Olimp restaurant have joined Imagine tenants too. Both companies will develop the retail and service area of Imagine, located on the ground floor of Building B. The complex will also house a Żabka shop and the Z Pieca Rodem premises, where you will be able to buy bread baked on the spot and have a cup of coffee.
In the public passage between the two buildings of the complex there will be a sculpture to be designed by a student or graduate of the Faculty of Sculpture and Interactive Actions of the Strzemiński Academy of Art Łódź. The sculpture design will be selected in a competition organized jointly by Avestus Real Estate and the Academy of Art Łódź.
The Imagine office building was designed by the architecture studio DDJM Biuro Architektoniczne. The construction works on the investment started in March 2018. The complex is scheduled to be delivered in September 2019.
