Łódź Imagine office complex officially open!

The execution of one of the most modern office investments in Łódź has been completed. It only took 17 months for Avestus Real Estate to develop the construction of the Imagine complex at the intersection of Al. Piłsudskiego and Al. Śmigłego-Rydza. On 3rd October this year, the official opening of the investment took place as well as the unveiling of the sculpture located in the piazza between the two Imagine office buildings.

The official opening ceremony of the complex was attended by The Imagine Investment and Management team, representatives of the City of Łódź Office, and representatives of BE DDJM, a design studio responsible for the architectural concept of the investment, Eiffage Polska Budownictwo, the office buildings general contractor, and Goldbeck, a company which executed an above ground garage. The event was also attended by the tenants of the complex, the authorities of the Strzemiński Academy of Art in Łódź and Mikołaj Apelt-Ciupiński, the designer of the Imagine sculpture.

Hanna Zdanowska, Mayor of the City of Łódź, said: “The intersection of Piłsudskiego and Al. Śmigłego-Rydza is one of the most important places in Łódź. Now – officially – it has the fourth corner, the modern Imagine office building. It is a great place for business, and new jobs are being created here. In its neighbourhood, there are two of the most important monuments in Łódź: the industrial empire of Karol Scheibler, and the Monopol Wódczany building – historic vodka distillery, constructed the beginning of the 20th century. There is also place for greenery, which will be developed further as part of the Green EXPO project. I am glad that investors like Avestus are working with us to change and shape Łódź, especially such important places on the map of the city.”

The Imagine project is a state-of-the-art Class A office complex consisting of three buildings. The two six-storey facilities offer a total of 17,200 sq m of commercial space: 14,800 sq m of office space and 2,400 sq m of retail and service space. The third building houses an above ground garage offering 356 parking spaces and 49 double bicycle racks.

Roger Dunlop, CEO, Avestus Real Estate, said: “Imagine is definitely more than just a modern office space and a great place for business development. Thanks to its well-thought-out architectural solutions, it is also a friendly place for the local community. Our tenants, the residents of Łódź and all our guests have at their disposal both retail and service areas, as well as a public piazza with the Imagine sculpture as its central point. This hallmark of the complex, outstanding in its form, is for us a symbol of success and persistence in pursuing a very ambitious goal – to execute Imagine at such a high level, in an extremely short, record-breaking time. All this would not have been possible without the excellent cooperation with the city authorities headed by Mayor Hanna Zdanowska, our investors and business partners, as well as the Academy of Art in Łódź. I would like to thank all the individuals and companies involved in the creation of this office complex, and our tenants who have decided to invest their future with Imagine. I would like to express very special thanks to the whole Avestus Real Estate team, who coordinated, managed and delivered this exceptional investment. All of you contributed to this excellent project.”

The highest quality of finish and application of modern energy-saving solutions (confirmed by BREEAM Interim Design Stage certificate on the “Excellent” level) are not the only advantages of the complex. Its excellent location in the centre of Łódź proves to be its asset – it is located within the Łódź Special Economic Zone, which guarantees numerous benefits for entrepreneurs having their seat of business in the development.

Construction works relating to the Imagine project started in March 2018. The first tenants moved into the complex at the beginning of September this year, a particularly swift and efficient development process.

Marek Kowalik, Director of the Southern Region, Member of the Management Board, Eiffage Polska Budownictwo, said: “Eiffage – in Poland and worldwide – is known for its ability to build swiftly and efficiently, while maintaining the highest quality of execution. Imagine is another building that we have constructed in accordance with BREEAM standards. This certificate constitutes an objective confirmation of our commitment and know-how.

The tenants of the Imagine office complex include, among others, EY, a global leader in audit services, and Asseco Poland, the largest provider of modern IT solutions in Central and Eastern Europe. Among Imagine’s tenants are also New Work Offices, a company which will arrange office space for corporate clients in both buildings of the complex, as well as serviced offices for smaller companies. Bluerank, a dynamically developing Łódź-based technology company, has also decided to lease space at Imagine. The bilingual Kids&Co. kindergarten and nursery, as well as Olimp restaurant are Imagine tenants too. Both companies use the retail and service area of Imagine, located on the ground floor of Building B. The complex will also house a Żabka shop and the Z Pieca Rodem premises, where you will be able to buy bread baked on the spot and have a cup of coffee.
